A freehold, seven-storey general industrial and warehouse development called Carros Centre (below), located at 60 Jalan Lam Huat, has been launched for strata sale on May 19. Located off Kranji Road, it is slated to be the largest freehold automobile mega hub in Singapore, according to Tan Boon Leong, Colliers International’s executive director of industrial services, projects and sales. The project is zoned for B2 uses and comprises 383 ramp-up units with a total GFA of 2.3 million sq ft. The developer, BS Capital Group, will retain 170 units as investment properties for lease. This works out to a total of 60% of the total net lettable area.
Meanwhile, 213 units located from the 3rd to the 5th floors will be launched for sale at prices starting from $870 psf. The units have floor areas ranging from 1,700 to 4,198 sq ft, offer direct vehicular access, column free layouts, a loading capacity of 12.5kN per sq m and a floor-to-floor height of 6m. Each unit also comes with an attached toilet and floor trap connected to a common garage gully. There are also no void spaces within the units put up for sale. The project is expected to be completed in 2017. The development is expected to appeal to industrialists who prefer to purchase their own premises to have control over space and costs. There are very few industrial premises available today, notes Tan. Colliers is the appointed marketing agent for the property.
